Why 55°C Changes the Job

A condensing boiler only condenses, and only reaches the efficiency printed on its label, when the water coming back to it is cool enough. Return temperatures below roughly 54°C are where that happens. Most boilers in this country are still running at 75 or 80°C flow, which means they behave like an ordinary boiler and quietly waste the feature you paid for.

Running cooler means each radiator emits less heat, so the radiator has to be larger to warm the same room. In a well-insulated modern house the existing radiators are often already big enough. In a small Victorian railway cottage with solid walls and single-glazed sashes the sums are tighter, and one or two rooms usually need a bigger emitter to hold temperature on a cold morning.

The regulations recognise this. Where 55°C genuinely cannot be achieved — insufficient space for larger radiators being the example given — the system should be designed to the lowest flow temperature that still heats the house properly. That is a judgement made with a calculation, not an excuse to leave the dial at 80. Thermostatic radiator valves are required on all radiators except in the room holding the thermostat, and the system must be cleansed and protected to BS 7593 with a filter fitted.
